A building permit gives you legal permission to start construction of a building project in accordance with approved drawings and specifications.

  • To protect you, your family, friends, neighbors and neighborhood;
  • To ensure that work performed on your property is safe, and complies with current adopted building codes.
  • To protect your investment and minimize liability or problems during a future sale of your property.
      
 
 

The best way to find out if you need a permit is to call our department.  Discuss your plans with us before you begin construction to determine whether you need a permit.  Generally a permit is required for:
  • New Buildings
  • Additions (bedrooms, bathrooms, family rooms, porches, decks etc)
  • Renovations (garage conversions, basement furnishings, kitchen expansions, etc)
  • Retaining walls
  • Electrical systems, plumbing systems, HVAC (heating, ventilating & air-conditioning) systems
  • Accessory Structures
     

 
  • Painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work
  • Reshingle or retile a roof, if same material is used
  • Detached one story accessory structures used as garages, carports, storage sheds, tool sheds, playhouses, garden structures and other similar non-habitable uses, provided the floor area does not exceed 200 square feet, without utilities  (a 6 foot setback from other structures measured from eave to eave is required).  Zoning setbacks and Floodplain Ordinance do apply.
  • Fences not over 6 feet high.
     
 
 
HOW MUCH DOES IT COST FOR A PERMIT?

The fee for a building permit depends on the type and size of your project.  You may call the Building Safety Department and ask for an estimated permit fee or download the document Fee Schedule for Building Safety Permits and Services.

 

 

HOW MUCH TIME DO I HAVE TO COMPLETE MY PROJECT?

Your permit will remain valid for 180 days from the issued date.  Once you start work and pass your first inspection, your permit will remain valid as long as you continue to work and call for, and obtain, approved inspections.  If you stop work on your project for more than six months, your permit will expire.  If you run into unexpected problems with your project, or problems that interfere with your project, such as serious illness, or loss of income, please let us know.  Your permit may be extended free of charge.
 
 

WHAT ARE THE BUILDING PERMIT APPLICATION REQUIREMENTS?

  • Owner’s name, address and telephone number
  • Gila County Tax Parcel Number
  • Contractor Information or signed Owner Builder Statement
  • Two sets of plans.  Plans to be drawn to scale on minimum 18” x 24” paper OR maximum 24” x 36” paper (see Plan Submittal Requirements)
  • Two copies of site plan (8 1/2 x 11)
  • Approved potable water supply for new home construction
  • Wastewater Department, Sanitary District or community system approval for projects including plumbing
  • Floodplain Clearance
  • Grading and/or Right of Way Permit if applicable
  • In the following fire districts: Pine/Strawberry (928-476-4272)  or Hellsgate (928-474-3835), Fire Department approval required
  • Truss Layout and Calculations, Job Specific layout for  I Joists, or Engineered Specifications (with original wet seal)
     
Application for construction permits must be made in person in the office of the Building Safety Department.  Applications and plans cannot be accepted by fax or mail.  A plan review fee based on size, construction and use is collected at time of submittal.
 
Please allow 10 to 20 working days for Plan Review depending on complexity of plans.  You will be notified as soon as possible of any deficiencies in your permit application or plans.  Your timely response will allow the process to move forward with as little delay as possible.
 
Once the plans have been reviewed and approved, you are ready to purchase your building permit.
